This home had great mid-century modern lines to start with, so the exterior required a face lift with new siding, new roof, new windows, and a new front porch with modern metal railings.  Mixing several different siding patterns is extremely popular right now with the new modern construction in Seattle.  The front of this home is a flat panel hardie material, tongue-and-groove cedar as an accent, and lap siding wrapped around the rear.

You will notice the home had significant mold damage due to being used as a grow house by the renters prior to the remodel.  This required mold remediation and was professionally tested to confirm that all the mold had been removed.  The floor plan in this home stayed the same.  The entry way was opened up with a new modern custom-fabricated railing, new front door, and side light.  All the surfaces in this home were replaced with carefully selected NW contemporary finishes.  New laminate flooring, floor-to-ceiling tile fireplace, new mill work, and interior paint give this home a much needed makeover.

Open and airy spaces for entertaining are highly sought after by today's buyer.  The great room concept combining the kitchen, dining room, and living room makes the home feel much larger and is ideal when there are no load-bearing walls.  The kitchen is the focal point in a home and the most expensive room to remodel.  Removing the pony wall and inserting an island is common practice when updating split level homes.  This provides a space at the island for eating and preparing food while giving the kitchen a much more open feel.  If you are going to spend all that money dressing up the kitchen, you should show it off.  This kitchen is finished with shaker cabinets, gray quartz, stainless steel appliances, tile backsplash and a large skylight bringing in a ton of natural light.

I wish I had the before pictures of these bathrooms, as these were the largest transformations in this entire renovation. It's no secret that bathrooms and kitchens are not only expensive to renovate, but these are also the rooms that sell a home.  All three of these bathrooms required a complete gut-job down to the studs.  The contemporary clean finishes in this remodel followed into the bathrooms with white shaker cabinets, gray quartz counters, tile flooring, tiled shower and bath surrounds, and all new fixtures.  The master was outfitted with a rain shower head to accommodate his and her showers.

This home was purchased through Capture Realty on 8-18-2015 for $225,000.00 by one of our active investors flipping properties with us.  We went active today 1-27-16 at $449,950.00. We will be marketing this home on every major website.  We will be performing a Capture Realty ultimate open house this weekend.
